A home renovation project can seem exciting when you first start to think about it. But, the excitement can wear off if things start to go badly wrong. Before you start to do any of the work, you need to have a plan in place. You should be prepared for things to change slightly along the way, but planning helps to keep everything on track as much as possible.
There are several aspects of renovating your home that you may want to include in your planning, including what your priorities are and which contractor you are going to hire. It does not stop there.
Your budget for the renovation
One of the most important aspects of planning a home renovation is deciding how much money you can afford to spend. It’s important that you are realistic when making this decision; you do not want to have a renovated home that you cannot enjoy because you have debts you cannot afford to repay. Remember to factor in some extra money for unexpected expenses that may occur along the way.
Weather proofing and pest proofing
While you are carrying out renovations, it’s a good idea to make sure that your home is protected against the weather and pests. It’s better to try and prevent an issue from occurring than to have to deal with the consequences of not doing do, such has having to deal with a pest infestation or having to treat damp. You can:
- Lay insulation in attic spaces.
- Fit weather stripping around doors and windows.
- Fill in any exterior gaps and cracks that may provide an entry point for pests.
You should never make a start on a renovation project without knowing if you have the correct permissions. If you are making significant changes to your property, it’s a good idea to check with the local authorities, to see if you need to have any permits or certificates in place.
Load bearing walls
You may be craving a more open-plan look in your home, but you have to make sure that you do not just knock down any wall you choose in order to achieve this look. Load bearing walls help to keep your home standing; knock these down and you could seriously undermine the structure of your property. It’s not always easy to tell which walls are load bearing, so it’s a good idea to check with an engineer or architect.
Timing of the renovation
If you have a vacation coming up, or a big family celebration is planned, it may not be the best time to have your home renovated. Even if you are not doing the work yourself, you need to make sure that you are available to keep an eye on progress and deal with any issues that may occur.
There are usually some unexpected events that occur during renovations, but planning of this sort can help keep them to a minimum.
